Property & the AL licence

What is an AL licence, and why does it matter?

Alojamento Local (AL) is Portugal's registration for short-term rentals — it is what lets a home host paying guests legally, on Airbnb or any platform. Every Gradual House listing is sold with its AL registration in place, so the property can earn from the day you complete.

Does the AL licence transfer to me when I buy?

Yes. Since Decree-Law 76/2024 came into force in November 2024, the AL registration follows the property when it is sold — the registration number stays with the home. In a few municipal containment zones the council may attach conditions; we confirm the position for the specific property before you commit, and we handle the paperwork at completion.

Are your listings really ready to live in?

Yes. We buy with our own capital, renovate with our own crews, and sell furnished. The day the deed is signed is the day you can sleep there. We also state plainly what a property does not have — floor, lift, balcony, parking — on the listing itself.

Buying from abroad

Can I buy in Portugal as a foreigner?

Yes — Portugal places no restrictions on foreign buyers. You will need a Portuguese tax number (NIF), which a lawyer or fiscal representative can obtain for you quickly. We walk buyers through every step, and most start with a live video viewing.

What does the buying process look like?

Typically: a reservation, then the promissory contract (CPCV) with a deposit — usually around 10% — and finally the deed (escritura) signed before a notary. From agreed terms to keys is commonly four to eight weeks. We coordinate lawyers, notary and registrations throughout.

What taxes and costs should I budget for?

The main ones are IMT (property transfer tax, on a progressive scale for residential property), stamp duty of 0.8%, and notary and registration fees. Before you commit we give you a full written cost sheet for the specific property, so there are no surprises at the notary's table.

Vessels

Why do listings say “name & IMO on request”?

Discretion protects sellers — crews, charterers and lenders should not learn of a sale from a website. Full particulars, name and IMO are released after a simple confidentiality undertaking, within one business day.

How does a vessel purchase actually work?

Our standard file runs: particulars and NDA → inspection and recap → Memorandum of Agreement (Norwegian Saleform 2012) with a 10% deposit in escrow → delivery and closing. We stay on the file from first call to physical delivery.

Do you trade on your own account as well?

Yes — we broker for owners and buyers, and we also buy tonnage ourselves. Most recently we bought the tug Sea Scan 1 from the Portuguese State at public auction, refitted her in Setúbal and delivered her to a client in Nigeria — the file is public, and the national press covered it.

Why does the vessels page change every day?

Because a listing is only useful while it is true. Our data pipeline refreshes the fleet daily: sold tonnage leaves the list and the chart automatically, and new mandates appear with their position.

Where is the desk?
